How Well Did You Make Out On “Black Friday”?

The day after Thanksgiving each and every year is traditionally known as “Black Friday.” It is the day that kicks off the official holiday shopping but more expressly for the purpose and in the hopes of assuring that the retail stores will run their businesses in the “black” and not in the “red.” For the consumer it simply means the best deals of the year…lowest prices… never to be seen again. So how did you make out? Did you find the appliance you were searching for? Did you finally settle on the new television you had your eye on all season long? Were the prices on the boots and handbags lower than even you could have imagined and you could not pass them up? That is how we feel about real estate today. Yes we will agree the process is a bit more involved than choosing a DVD player or a computer and yet we have seen clients ponder over the latter even more. Many of the properties are good deals because of others’ misfortunes that you will see available by short sale or foreclosure. Yet, the misconception out there is that these are the only great opportunities. You have to understand that many properties are still being sold the “old-fashioned way,” and are not short sales or foreclosures. They are simply on the market for the obvious reasons people sell for. Real estate is advertised each and every day in a variety of vehicles such as the newspapers, Internet, and direct mail. You have access to all of them and can choose how and with whom you want to see any or all available. Thank You For Giving

Thanksgiving is a true American holiday started by the Pilgrims so many, many years ago. For most people it represents time we set aside for family and friends and show our appreciation for who we are and what we have. In that spirit we offer a helping hand to others in different kinds of need. Over the years the holiday has evolved into bountiful feasts, football, and looking forward to black Friday with shopping deals galore. We celebrate the holiday with all of the above: delicious food, family fun, great sales and of course football. Grateful for the family and friends who surround us as we travel through our lives, we offer our thanks to each and everyone who touches our lives each day, and each year. Our blessings are many and we know that we are so fortunate in so many aspects of our lives. However, we must take special note and give thanks to our children who have blessed us more than they will ever know. Our lives are richer and fuller because of them. We offer them thanks for giving us our most precious gifts: our grandsons, Alexander and Edan. Each one of them possesses a special sweetness and joy that lights the stars and fills our hearts. Every time we see them, which is almost on a daily basis, thank god, our hearts melt over and over again. Each hug, each kiss, each smile, and each laugh is gold. We hang on every word, every sound, and every action. We are rediscovering the world all over again through their eyes. We have totally embraced our roles as grandparents and look forward with immense anticipation for the new babies on their way. With each Thanksgiving that comes as the years pass we have something new to be thankful for. Our prayers hold that each and every one of you have a very special holiday this coming week however you spend your Thanksgiving Day. Look to the joys in your life, what you can give to others who may be less fortunate than you, and be grateful for the life you have. Thank you all for giving us joy in our lives.

The System is Standing In The Way

There was a time a long, long time ago, when the hard part of real estate transactions was the “meeting of the minds” between Buyer and Seller. Funny how that is now the easier part of the deal. Yes, Sellers still want more and Buyers want to pay less, but after negotiations, realizations, concessions, compromises and time to absorb the pros and cons, a price is agreed upon. Now the roller coaster ride first begins. Paying cash definitely makes life much easier as getting a mortgage today can be a nightmare. Depending on the property and the dynamics involved sometimes getting a mortgage is even impossible. Cash is still King. With short sales and foreclosures so much of the norm today, appraisals are beastly to deal with and the whole process of comps and assessed values is totally skewed. Business has definitely picked up and properties are definitely moving. Security is a big issue, as Buyers, especially those coming from other parts of the world where their safety is threatened, feel they need that as much or even more than the extra bathroom or bedroom. Getting the whole process completed is our job. We work diligently to make sure that every step of the way moves the sale along until it finally closes. Banks are a big part of the problem as the individuals who you need to rely on to get the process moving along have no real ownership in the process. There are so many contracts that have to be dealt with and so many properties crossing their desks. This was not at all what they signed on for. The system we now have to follow has become a stumbling block in what really could be a much easier process. For those agents with a low tolerance for frustration, hard work, and perseverance this is not the arena for you. We have to prove we are stronger than the system and be determined that we will close every deal that comes our way. We try to work smarter rather than harder but often times it is both. Closing has to be your focal point at the end of the tunnel and we have to make sure the system does not stand in OUR way as we continue to successfully service and take care of our clients.
