Agents You Need To Cooperate

In a business that is supposed to be cooperative and the people involved are supposed to be cooperating, it is this writer’s opinion that this is not always the case. As a matter of fact it has become increasingly more difficult to conduct business in this industry more and more. Sellers and Buyers used to be our stumbling blocks along the way of trying to put together deals. Now that is not the case as much anymore. I will leave aside for the moment, banks, attorneys, lending institutions, inspectors, appraisers, title companies and condo/homeowner association boards. For now I will address the very agents, brokers, and associates who share the same licenses and are out there representing buyers, sellers, and those working for the transactions. (I think that covers you all.) In an industry that is trying so hard to survive it is extremely nerve racking and at the same time very upsetting to find how so many real estate licensees are not cooperating with each other. Agents are impossible to reach, don’t call back, cancel appointments with little or no notice, and basically have such a small regard for each other. Instead of performing in a professional manner, so many are anything but. In almost 30 years in this business we have come across so many diligent, caring, and professional agents that it pains me to have to even write these words let alone speak them. This column this week is by no means addressing any of you who do your job and do it well. I appeal to those who have let the credibility of your license fall by the wayside. Do your profession proud and try to do your job better. Call back, keep your appointments, and make your listings available for anyone to advertise. In this most unusual time in the history of real estate, let’s all work smarter, not harder, and get those deals done for the sake of everyone. We can do it but must do it together.

It’s now June 2009 and real estate seems to be moving again down here in South Florida. Our phones are ringing again and more and more people are out looking. And Buying. Prices are holding in many places and unless a property has been on the market for a very long time and the Sellers are disgusted, they don’t seem to be dropping any lower. There are many short sales and bank owned opportunities out there but no one seems to understand that these are NOT necessarily the best deals that can be had. They are unfortunate situations for Sellers but not the most fortunate for Buyers. For a wait and see opportunity they are good possibilities. The best deals are always with the most motivated Seller. Buyers are cautious with their money and Cash is still King.
