Low Prices Low Interest Rates

In this age of getting a bargain, great deal, and that ultimate “steal” we have tried to offer you some of the properties in this neck of the woods that are amongst the lowest available ever. When you look over the history of many of these offerings it’s so hard to believe what they were asking several years ago let alone what people actually paid for the ones that sold. But, that is the course of business as is the case in any industry. However, when the prices have reached the level that we are seeing today, and people call and ask “Will they go any lower?” it’s hard to know exactly what to say. We have no clue. We hope not and cannot imagine the prices could drop any lower. After all, everyone has their bottom line even if no one is purchasing. What we have seen is a time that buyers and sellers have come much closer in their thought of what price is most probably acceptable to sell and buy at. Back to the meeting of the minds and realizing without that there will never be any deal on the table and no cash exchanging hands. With interest rates at an all time low in so many, many months how could you look away and not make a deal on a property somewhere at some price. The unfortunate piece of the proverbial puzzle is the maintenance factor in all the buildings. Each one providing amenities and services that determine how much the maintenance will be. With many owners in financial pickles and buildings in need of more funds to provide those services and amenities the increases will occur. However, when you weigh the cost of owning your own house and all the fees attached to the costs of maintaining your own private residence, owning a condominium is still a great cost alternative. Going…Going…Gone

Last week we featured short sales and foreclosures for condominiums and houses in the area. The response was quite positive that we decided to continue with the same format for this week’s featured ads. Some properties are still available that were advertised last week and then there are several new ones on the market. Many of the ones you saw last week are already gone. Goes to show you that in this market you have to act quickly if you see something you like. Once again many of the great deals are not even short sales or bank owned properties. For some reason the consumer doesn’t always realize this and specifically ask for a short sale or REO. What you really need to see is the best possible price per square foot, the quality of the building, maintenance collection record for condominiums, and the view and location of the apartment. When it comes to houses the square footage is still a big factor along with the location of the house and the condition. Don’t let an outdated kitchen or bathroom keep you from purchasing a house that is on a great street with great natural lighting. The cosmetics can be dealt with easily and in a relatively short period of time. Too many people are looking for that perfect move in condition home and that very rarely happens unless you are willing to pay the price. Our featured homes in Oak Hammock are great value. The community has more than held its own as far as location, community cohesiveness, and wonderful amenities. The Chateaux offers the same community feeling without having to deal with your own pool and more individual property maintenance. We are all aware that these are not brand new homes but if you are looking to stay in the Miami/Aventura area you will probably have to plan on doing some work to any of the houses you buy. Definitely well worth it. The value in the Sunny Isles and Aventura areas are evident in the schools that have gone up to accommodate the population that is strong here. Everyone Is Looking For That Great Deal

Short sales and foreclosures are on the tips of everyone’s tongues these days. They are the buzz words of the year and people toss the words around like stores’ “One-Day,” “Clearance,” and “Going Out Of Business” Sales. Those sales can be great, and you always feel like you got a bargain if you shop at the Outlet Malls. You look over the tickets carefully and figure out how many times the prices have changed until you see the red or yellow final best price and you feel like you have scored. Wow, NO ONE got such a great bargain as you. In this market you don’t have to purchase a property by foreclosure or short sale to feel like you have made the best choice and received the best deal. There are so many houses and condos out there that are being offered at such low prices that do not fit into the categories of short sale or foreclosure. They simply are products of these economic and depressed real estate market times and have to offer lower prices to compete and be part of the game. The plus for these deals is that the process is often times much more straightforward. Too many unknowns are part of the short sales and foreclosures as you often feel like you are at the mercy of the banks and lending institutions. You must have a lot of patience as the road traveled to a short sale or foreclosure property acquisition can be long, tedious, and many times annoying. There are usually several offers being considered at once and the competition between buyers becomes fierce. While you are out there looking at what you believe will be the deal of a lifetime, please consider many non-short sale and non-foreclosure properties offered at such greatly reduced prices compared to a few years ago. Consider the best price per square foot, location, and condition of the structure.
