This business is really funny. It doesn’t matter what the media tells you about sales being up or down, how the market is, or where it is going. When you have been in any business for more than 29 years you’ve pretty much seen it all. You learn to enjoy the times of plenty, and juggle the periods of downswing. When you love what you do, even when things seem hard, you keep doing it because with downswings there are upswings. Sid Koslovsky loves what he does, and really doesn’t want to do anything else. When the phone rings, he is always ready and treats each and every call with the potential and possibility of a positive outcome. Whether it be a luxury rental, an oceanfront condo sale or, a gated community house purchase each and every client receives 1000 percent of his time and effort. Everyone who works with Sid is infected by his enthusiasm and excitement for this business. All the agents in our office who are fortunate to work alongside him continue to enjoy the benefits of a great office where motivation is always up. Working Together To Make The Deal Happen

The real estate business is supposed to be a cooperating one. Listings and purchasers are not always from the same office, although it is much easier when that happens. The idea to work together is very basic, but too many offices out there seem to exist as islands unto themselves. It makes it so difficult for any diligent, serious, and straightforward agent to do business in this industry. The process begins with the basic listings on the computer through the MLS – Multiple Listing Service. This is our “bible” and where we, the agents, go to access the product we want to sell. Too often the input is sloppy, incomplete and inaccurate from square footage, to maintenance fees to agents’ phone numbers, and even number of bedrooms. Already before we even begin the showing process we are faced with many stumbling blocks. Could the answer be lack of training, too few years of experience, or just pure laziness in completing the form properly? Why would you list a property for sale and then not respond quickly to that request, or perhaps not respond at all? In the age of emails, and cell phones, how does an agent escape contact? In a depressed and oh so slow market how does an agent not move themselves and make the showing happen? Beats me. I sometimes wonder if each one of the owners of those listed properties really knew about the behavior of their selling representative, would they have made a different choice. I’m tired of hearing “it’s just a rental” or “it’s still too high.” Agents need to take responsibility for the product they put out there and represent. Proper showing instructions, correct phone numbers and all the accurate information must be available. Communication in this business is a crucial key to the sale. But so many times it becomes a non existing word. Especially in today’s market where prices are so low, and so many properties are in a short sale position, the timing is crucial. Incorrect information will only delay the process. Buyers are impatient and want the information yesterday. Sellers need to work more closely with their agents and keep them up to date with any new developments on their property for sale. Buyers need to be more forthcoming as to what they have already seen and what they can realistically afford. We must all work together to make these sales happen. We cannot do it alone. Let’s all put forth a little more effort to insure a successful transaction for everyone.

What Comes First…The Chicken Or The Egg

As preparations are totally underway for all our holidays, the egg stands center stage for all of us. Different uses as edible, paintable, fragile, symbolical, and always incredible, the egg remains in the forefront. As I pondered how many dozen eggs I would probably use during this week, I couldn’t help thinking about how many dozens and dozens of eggs would also be sold and bought. Let’s totally leave out the imitation plastic ones. Just keep it real. My mind wondered to the old adage, “What comes first, the chicken or the egg?” The question is approachable from both sides and can be answered in many different ways. The egg if not eaten, broken, or painted, and left alone in it’s mother’s care, turns into, voila, another chick, and grows to be another chicken. That chicken produces more eggs, and so you know the cycle. The question of which came first sets forth a myriad of debates, questions, many arguments, but hopefully sparks many answers, insights, and trains of thought. These are the premises of our Seders and holiday dinners at beautifully set tables all over the neighborhood. Now you ask, what do chickens and eggs have to do with real estate? Quite frankly, nothing, unless you are buying a farm. Since this is unlikely in Aventura, Sunny Isles Beach, Golden Beach, Bal Harbour, Miami or most of the other neighborhoods the agents at Koslovsky Realty service, we’ll look at the verse in a comparative way. When you have decided that it may be time for you to make your move to another home, what do you? Should you sell your present home before buy, or do you close on a new home and deal with the sale after? What comes first.. the chicken or the egg? For most of our clients, the sale of their present home is necessary to secure funds before they can comfortably commit to the purchase of the next one. In a market such as this, when prices have dropped so incredibly, and great deals are to be made with what is out and available, how can you pass up a fabulous property if you haven’t sold? The two kind of go hand in hand. If you know you want to move, and are determined to do so, you put your house on the market using all the tools, tricks, and available resources we suggest at Koslovsky Realty. You can wait until your home is actually under contract before you venture out to do your new home shopping, or you can look before you put yours out there to give you a taste and perhaps a bigger incentive for selling.
