The Year Is Just about Over…

“Final sales,” “Last minute sales,” and “End of the year clearance” are the phrases of the season. I especially enjoy the ones that profess “Final Hours,” and “Last Chance.” It’s hard enough to take stock of the year that is coming to a close let alone be faced with the pressure of all the warnings that if you don’t buy now you’ve missed your chance and it might never come again. Buys will come and go. If you don’t buy today you can buy tomorrow. Maybe not the exact item but one very similar and probably one that will still satisfy your needs and wants. If you feel you have missed out on those great real estate deals and steals, you haven’t. Those buys and rentals are still out there for you as soon as you are ready. If you see something that doesn’t exactly suit your needs, we have others and will guide you through every step of the way. The season for real estate is all the time and we are always available. After you have a chance to peruse the sale circulars that crowd your newspapers, your mailbox, and your emails, be sure to take some time and think about the final days of this year. How will you spend them? Who will you be with? What are your plans for the start of next year? As sales will come and go, and purchases can always be made, the time you spend building and enjoying all the relationships in your life cannot be replace or duplicated. Those precious people and irreplaceable times are so few in number in comparison to the number of TVs, DVDs, and CDs in the stores and online. The numbers are huge and in truth it is all just “stuff.” I suppose it is so predictable to be a little more nostalgic during the last few days of the year. You think back on what you were doing this time last year and how this year compared to the year before. It’s the way we measure and justify what we are doing so we can make sense of this crazy world we live in. But, knowing people the way I do, as well as myself, I suspect many of you will have spent the past few days taking advantage of some of the “great” buys of the year as retail businesses race to the finish with as many sales as possible. As you relish in all the “best” deals you got, don’t forget that the year is just about over and 2009 is almost here. New start, new slate, new year. Embrace it in EVERY way possible. No final days, just new beginnings, new calendars, and new opportunities. We wish you all a very Happy and Healthy and Prosperous New Year. Toast the New Year with special people in your lives and make promises to yourselves and others as we all do each and every year. One year is over and another is about to begin. Savor it all. We look forward to your business as we begin the 2009.

“This Is A Test…It Is Only A Test”

That quote applied to the times when broadcasting networks and systems wanted to make you aware that if you needed to be contacted in the event of an emergency, you paid very close attention. If there had been a real emergency you would have been instructed where to go and what to do. We may not be in a real state of emergency but folks this is a test, even if it is “only” a test. Hard economic times such as we are going through test us in so many ways. Not only is it a strain on the pocketbook but our emotions, outlook on life, and how we deal with one another. Impatience, anger, and disappointment levels are raised. Many are struggling just to stay afloat and are dealing with businesses on a day to day basis. Others are looking towards the future both short and long term to see how their plans have changed and how they will make adjustments accordingly. What we relied on and took for granted may no longer be available. We become short tempered, aggravated, and frustrated. Now is the time more than ever that you have to pull yourself up and work harder than before to get through life. You need to take the time to reevaluate what you do and how you do it. Indulge yourself a little time to take stock of your life, and see where it needs a little tweaking here and there. Life is always about choices, and dealing with one another. Seek out those who can help and in turn do the same for those who may need you as well. Be kinder, nicer, and more sensitive to the situations of others. Try seeing things from another’s perspective and it might shed light on a picture you were not even aware of. Be grateful for all that you do have and try as much as you can to see the glass full and not empty. As generations before us always said, “It could always be worse.” We are all dealing with tough times in some way. For some it is more difficult than others, but everyone is effected some how. Reach out to your friends and family to cushion you through any rough spots, and do the same if you are called upon. Human nature will prevail and we will all pass these tests with flying colors. Our spirits will emerge triumphant in the end regardless of the economic outcomes. Many will make drastic changes in their lives and others will make minor adjustments. The true test is not how we get bailed out but rather how we rise to the occasion and fully understand what this “test” is all about. Only then will you be able to say you passed with flying colors. Start with today, and be positive. Look at your life, your choices, and be grateful for all you do have.

Price: List To Show List To Sell

In today’s real estate market we are over inundated with the amount of property that is currently for sale. There are always so many factors contributing to why so many do not sell but for the economic times of the day it is rather plain and so simple. Properties are firstly, not listed at the best price to insure “lookers.” When buyers are looking within a particular price range and your property falls just beyond that price range you will lose a large segment of the population right off the bat. Thinking you should ask just a bit more can hurt you dearly before you even begin the selling process. At that point it doesn’t matter what you ask because it is not even going to be shown or even worse not even considered. Secondly, those overpriced listings don’t show as they should as far as warranting that listing price. The information is not accurate and there are too many unknowns the buyers will have to deal with. Today, the only way you can hope of selling is if you list your property at a price that is really within eye shot of what you will sell for. Cut out the game, the manipulation, and all back and forth. Your price to show and your price to sell have to be in sync. Without that you have offers that are way off from the listing prices. Owners appear insulted, hold their ground, refuse to budge, and a deal is not made. The buyer moves on and the seller continues to sit with the property. Agents today who take those over priced listings are wasting everyone’s time including other Realtors. Sellers need to understand and although we all think we have that “million dollar baby,” that only is true if you keep it, not if you are serious about selling it. It is difficult and probably next to impossible to sell if you revisit the prices of a few years ago. The rock on the corner and the tree on your property would have sold for more than you can get today. But ask yourself the question,” Do you want to sell, or do you want to sell?” If listing is all you want to do, ask anything you want, waste the agent’s time, and live your life.
