The business of real estate follows a very simple plan: list a property, advertise it, show it, and ultimately sell it. Or: meet a prospective buyer, show property, and make a sale. It’s done every day by many agents who all possess a real estate license, a cell phone, and business cards. All believe themselves to be hardworking, accessible, and good at what they do. In these most economic challenging slow moving real estate times, your drive in this business is tested more than in lucrative ones. Working Together To Make The Deal Happen

This is supposed to be a cooperating business. Listings and purchasing are not always in the same office, but it would make life so much easier. Too many agents and offices out there seem to exist as islands unto themselves. It makes it so difficult for any diligent, serious, and straightforward agent to do business in this industry. It starts off with the basic listing on the computer. This is supposed to be the “bible” we all go to to find information about the property for sale. You cannot imagine the detective work you have to do sometimes, to decipher information, be able to contact the listing agent, and actually successfully make that appointment to show the listing. I don’t know if it is lack of experience, training, or pure laziness of it all that seems to perpetuate just the beginning of this process we call “real estate.” Why would you list a property and then not answer an email or phone call to show? In the age of emails and cell phones, lest we forget i-phones and blackberrys, how does an agent escape contact? In an age of a depressed and oh so slow market, how does an agent not move themselves and make the showing happen? Beats me. I sometimes wonder if each one of the owners of those listed properties really knew about the behavior of their selling representative, would they have made a different choice? I’m tired of hearing,” It’s just a rental,” or “ It’s still too high it’s not selling,” or “ the office secretary put the information in the computer it wasn’t me,” as very poor excuses for simple, accurate workmanship that we all need to rely on. Proper showing instructions, correct phone numbers, and all pertinent information as to fees, parking spaces, number of bedrooms and baths, and so on and so on, might actually get your listing noticed, shown and eventually sold. Try it. Communication in this business is the key, yet there is so much lack of it, cooperating often times becomes a non existing word. Buyers, sellers, the real estate agents, banks, title companies, attorneys, appraisers, and the mortgage brokers MUST make every deal a priority. Otherwise, the transaction falls apart. Let’s all work in this cooperative world of real estate and make the deals happen for everyone.
