You Never Know When The Phone Will Ring…We are Ready

This business is really funny. It doesn’t matter what the media tells you about sales being up or down, how the market is, or where it is going. When you have been in any business for more than 28 years you’ve pretty much seen it all. You learn to enjoy the times of plenty, and juggle the periods of downswing. When you love what you do, even when things seem hard, you keep doing it because with downswings there are upswings. Sid Koslovsky loves what he does, and really doesn’t want to do anything else (except maybe to play golf another day or two a week.) When the phone rings, he is always ready and treats each and every call with the potential and possibility of a positive outcome. Whether it be a luxury rental, an oceanfront condo sale or, a gated community house purchase each and every client receives 1000 percent of his time and effort. Everyone who works with Sid is infected by his enthusiasm and excitement for this business. His loyal assistant Stella follows his lead with preciseness and dedication. All the agents who like, myself are fortunate to work alongside him continue to enjoy the benefits of a great office where motivation is always up. The relationships between our agents are second to none as we support each others successes and look out for each other, always. As his wife, I can speak from personal experience. Supply But Not Enough Demand

Let’s get down to the simple facts, shall we? There is just way too much product out there and just too few Buyers. We tell the Sellers if they want to sell they have to clean up their homes, lower their asking prices, and basically be at the mercy of any possible Buyer that comes to look. The truth is no matter how low the asking price gets, and regardless of what a Seller may do to spice up their home, it may not make one bit of difference. The inventory numbers keep rising and as a result the prices keep dropping. But folks, don’t fool yourselves. Buyers are buying and Sellers are selling. The real estate market is NOT at a standstill. No one expects a Seller to “give” their property away but Buyers are taking advantage of these times of huge supply. They know if you cannot make a deal with them there is always the guy down the street. When a deal does come knocking at your door, pay attention and make sure you stop and think about how many offers you have had lately. Work with your Realtor and make the deal happen. In these times of great supply and not too much demand, it may be awhile before another offer enters the picture. You cannot do it alone. Yes, there are all the available internet sites out there to show you what might be available at that moment, but if you really want to sell or buy your home right, you are only shortchanging yourself if you do not use the expertise of a competent Realtor. Make sure your Realtor is servicing your property properly with advertising and knowing the inventory that is in direct competition with yours. The same goes for the Buyer who needs to believe they are getting the best deal in town. In these times of huge supply and not enough demand, Buyers’ and Sellers’ needs have to be attended to even more closely. It isn’t often that someone says “THANK YOU” for the “kick in the butt.” Last week’s column has new and old clients calling to tell me, “Sid, you’re right.” There’s no one in Miami without a pre 2004 story about real estate property they could have or should have bought for a fraction of what it’s worth today. What is that little voice inside of us that stops us from doing what we all know to be the obvious? Buy when real estate is a bargain…not when real estate is high. Go against the crowd and you will be rewarded. Don’t let “fear” control you. Now is the time to put aside all those resisting urges and act on what you should be doing: buying real estate. If you don’t want to have those regrets in the future the only answer is to go out there, find what you like and make the best offer for you. Never before have I seen prime real estate offered by people who are panicking… (Sellers selling at bottom prices.) The intelligent response from the Buyers should be:

“I want to buy now!”
“I want to buy now!”
“I want to buy now!”

You can’t go wrong and you will be so thankful later when the prices start to rise again.
