You Can Invest In Real Estate

It’s now 10:30 PM; I had arrived at 9:15 with offer in hand, accompanied by $10,000 good faith deposit check. Negotiations were not going as well as I would have liked…… It was time for a story…… “There was this religious, older, man whose entire life was devoted to doing things correctly and for this, in his mind, he knew G-d would be there for him, if ever the need arose. As things would have it…… South Florida had those tremendous rains and flooding became evident. The man could no longer remain on his first floor so he moved to the second floor, at all times, faithfully believing that G-d would provide. The flooding continued through out the night and the man found himself perched upon the highest point of his roof…… whereby a young man with a canoe passed by asking the older man, please come aboard…… I will take you to safety. The man thanked him and said not necessary…… G-d will provide. Hours later, a couple in a row boat passed the house and called out to the old man, please come with us, whereby the man responded once again, thank you but G-d will provide and hours later once again a helicopter passed overhead and from the helicopter came a voice I am sending down a ladder for you to climb to safety…… and the old man waived off the helicopter and said thanks but no thanks…… G-d will provide, well I’m sure most of you know by now…… the rain continued and the man passed on…… when he got to heaven he was quite upset…… he asked for an audience with G-d, wherein he started to question G-d’s behavior these past few days, he went on to remind G-d how faithful he had been for his entire life and when he really needed G-d, where was he? G-d responded, Moshe, I sent you a canoe, a row boat and finally I sent you a helicopter…… what more was I supposed to do?”

Three weeks before this evening I had sent over an agent with her client to try and buy this same home…… we had met while showing one of my listings in Aventura. After meeting her clients and engaging in conversation I suggested this very same house to her to show her clients. I arranged the showing between the two agents as a courtesy. I was not going to earn anything…… As it turned out they indeed made an offer but for whatever reason (thank g-d) they were not successful. So here it was, just three short weeks later and I have a perfect buyer for this same home. I suggested to the owner that she not make the same mistake Moshe from my story made…… by 1:20 AM later that evening we were a lot closer in price and by the next day we had a deal.

Customer or Client?

The call came in and it went something like this… “Sid, I just found out that you handle commercial real estate as well as residential. I feel terrible that I didn’t discuss with you my intentions before now. I went to visit an office complex, and when the leasing agent asked me if I was working with an agent, I said that Sid Koslovsky just sold my home and…” I was about to say I don’t believe he handles commercial real estate, when the agent interrupted me and said, “I know Sid very well”. She went on to say how well respected Sid was in the commercial circles as well as residential. The leasing agent shared stories of when she served at the Commercial Board of Realtors, and there would be the joint meeting of commercial and residential board members. She appreciated the knowledge that Sid brought to the table, having accomplished the expertise in both arenas. “She actually said that her job becomes easier if there is a seasoned, knowledgeable agent representing the tenant’s interest.” When I arrived home and just before calling you, I clicked on your website, under the commercial tab. I actually read all about your commercial accomplishments. “They are very impressive.”

When an agent is working with a client, trust and relationship follows… In my opinion, it is natural to go out of your way for someone you share a trust with. Especially when you do something you enjoy doing. The extra time it takes, the extra energy and effort doesn’t become an issue. The comfort level of not having to deal with disappointment and frustration can’t be measured in money or praise.

As it turned out, this week I ended up renting that client approximately 5,000 sq. ft. of “high end” office space, but not in the property mentioned above, I found several other opportunities and in the end saved my client serious dollars.

Last week, I closed another client on a commercial building with a triple net lease yielding 8% the first year. Annual increases and a 10+ year tenant secured that deal.
