Annexation is Good

I take this opportunity to publicly thank the City of Aventura Commissioners for the first step in what I believe is the right direction towards annexation. Many of my friends in Aventura started out in the homes of Skylake and Highland Lakes, many of our children and grandchildren go to the same schools and houses of worship. I like the idea of the two main roads from I-95 that lead into the city being controlled by the city. Developments on West Dixie Highway and Miami Gardens Drive will be much better off under the guidelines of the City of Aventura… then they could ever be under the guidelines of Unincorporated Dade County.

The need for more affordable single family homes for residents of Aventura could be achieved overnight. Yes, I do believe property values will automatically rise with the name change alone in the annexed areas; however, The City of Aventura has the lowest millage rate in the county which should offset the immediate rise in value. This is a win-win for all sides and the county gets what it wants too. In recent years when the unincorporated residents were contemplating the forming of its own city, I was in favor with the concept, however, genuinely concerned on its development. With annexation to a quality City like Aventura, we do not have to re-invent the wheel, we will not have duplication of costs; this city has been in existence for over 12 years, and they have truly become a City of Excellence. With this City’s strong leadership and sound financial combination we can move forward quickly and confidently.

Longevity

When training a new agent I would always share the story of the new agent that sold a condominium the first week they had their license, and that the same agent sold a motel on Ocean Drive the first month he had his license… my purpose of sharing these stories was to induce the potential drive as early on in someone’s career as possible. I wanted them to understand that they had the same license and ability to do real estate than someone who has been in the business for 20+ years. In reviewing my training techniques I may have to elaborate on this topic by including that longevity coupled with continued education and product knowledge exponentially increases the possibility of performance and success. Speaking with mortgage and real estate salespeople lately is extremely depressing, too many of them have given up, their feeling is that there is no business so there is no need to place ads, no reason to continue marketing, no reason to respond to clients, customers, fellow agents in a timely manner. They’re not doing business so nobody is doing business? I’m not insinuating that it isn’t tough out there, however, since June 2007 I have personally sold and closed on the following: a Pinnacle condo for $815,000, a La Mirage for $369,500, a second La Mirage for $325,000, a Villa Dorado town home for $329,000, a Summer tree condo for $165,000, a single family home in Highland Lakes for $640,000, a lakefront home in Skylake for $835,000, a Seagull Town Home in Eastern Shores for $335,000 and a Chateaux Estates home for $815,000, RENTED the following: a Pinnacle condo @ $3200 per month, a Coastal Towers 2 bedroom @ $1100 monthly, a Turnberry Village 3 bedroom @ $2400 monthly, a 2nd Turnberry Village 3 bedroom @ $2300 monthly, a Turnberry Ocean Colony @ $6500 monthly.

In the past 3 weeks I have sold my own listing of a commercial building on West Dixie Highway, scheduled to close all cash the end of this month and I am working on a $200,000+ annual commercial lease for a triple A tenant in Aventura. FYI I sold a Miami Beach condo my first week in the business and sold the Congress Hotel ~ 10th & Ocean Drive the 1st month…

Loyalty

Good agents deserve loyalty. Whether or not you observe the New Year holidays… reflecting on the past and thinking about the future can be a healthy exercise. As an agent of 27+ years I take pride in my dedication to my clients. Regardless of the size of the transaction, insuring the position of my client is first and foremost. It could be as simple as reviewing the closing statement and questioning fee’s that may be higher than the standards, to being present at the inspections and walkthrough. Mitigate expenses as a result of an inspection report to take advantage of financial opportunities. Reviewing the mortgage process or following up with association approvals. Inserting paragraphs or deleting paragraphs in contracts to protect my client. Strategizing offers or counter offers, educating my clients with facts and realities. Knowing when to suggest to your client to walk away from a deal even after spending an unbelievable amount of time and energy. When there is loyalty, your side wins. I have been extremely fortunate to have many loyal clients, my clients call me with potential opportunities that they have heard about because in the end they know that I will end up getting them the best deal with price and terms and will be dedicated to protecting their rights.
