The benefits of using a knowledgeable broker should always more than pay for itself…

This week I completed the sale of a home in the Chateaux Estates, a single family home, located between Presidential Estates and Oak Hammock Estates, in the Skylake-Highland Lakes neighborhood. This home had two interested buyers negotiating for it, a rarity in today’s market. The easier and quicker deal won out over a higher price and more complicated one.

During the negotiations on their sale, we had discussed their future plans, it was then that I suggested to my clients (sellers) that they consider renting (sample the waters before taking the plunge) since the luxury condo market is so volatile and since they weren’t sure where they wanted to live and actually, one of them had never lived in a high rise before.

I introduced them to what I considered was a first class, luxury, oceanfront property, Turnberry Ocean Colony, where a S.E. corner penthouse with 11’ ceilings and close to 3000’ with 3 bedrooms and 4 1/2 baths and 36” marble flooring had been on the market for $10,000 monthly. I negotiated the price down to $6500 per month; I also got my clients the initial 2 1/2 months free rent, (to offset moving and decorating costs) and a three year lease with modest annual increases.

On top of that I negotiated a clause that should the property not be ready for occupancy by a certain date, actual payments for rent will be delayed by an equal amount of time. This simple protection clause, on its own, will benefit my clients with at least a $2000 savings.

When they say knowledge is power, arm yourself with a knowledgeable broker and you’ll see the difference.

The “port” of The Market:
The market is experiencing a correction like never before. Sellers are finally being realistic and in many cases desperate to make a deal happen, even if the offer is very low.

The “port” of Lending:
Low mortgage rates and new innovative “pick-a-payment plan” incentives are quickly catching on. Remember, Banks make their money by “lending” so that’s what they have to do. Even with the continuing shake up, many banks are being more conservative, but at the end of the day, Banks must lend money to survive.

The “port” of Realtors:
Many “part timers” have already left the business and we are seeing many new licensees who came into the market for the fast buck, who didn’t go through the training and education process, leave it as well. Resulting in “better protection” for buyers and sellers.

The “port” of call:
