Homes for sale now in Highland Lakes North of Ives Dairy Road
(with-in the guard gate): There are 55 homes available from $419,000 to $1,158,000
Closed sales: (this year) 15 homes sold & closed from a low of $400,000 to a high of $1,350,000.
The average per square foot was $239.

Homes for sale now in Aventura
There are 34 homes available from $767,500 in Aventura Lakes to $5,999,995 in Island Estates…
Aventura Lakes has 20, Island Way has 5, Villa Flora (W.I.) has 5, Aventura Estates 3 and Island Estate has 1.
Closed Sales: (this year) 16 sold & closed. From a low of $824,500 to a high of $4,500,000. The average per square foot was $388.75 (the range was $300 to $679) Breakdown: 9 Aventura Lakes, 2 Island Estates, 3 Aventura Estates, 1 Villa Flora and 1 Island Way.

Agents Respecting Agents

Buyers, Sellers, Friends and Neighbors please stand by this week while I address my fellow agents…

Dear fellow agents:

We are experiencing more complicated times in this real estate market. Those of us that have been in the business for at least ten years should understand the cycles associated with real estate. I would suggest patience, which becomes more of a key ingredient necessary to deal in today’s market. Patience when dealing with Buyers and Sellers.

However, when dealing from one professional to another, there are certain expectations we should demand from each other. For example “appointments”, when agents make appointments with fellow agents, making them, keeping them, and conducting oneself properly is expected.

When a contract is prepared, all terms and conditions should be completed legibly. If the purchase is contingent upon financing, it’s a good practice to include a legitimate lenders letter that should be confirmed with a telephone call by the listing agent.
All parties should be educated on inspections, what the difference is between aesthetic and functional, and what “as is” really stands for.

By educating Buyers and Sellers the number of items that could go wrong are substantially reduced and the level of unnecessary frustration and added stress for all parties will be reduced as well.

Probably the single most annoying characteristic of many agents today is the lack of proper training.
